    I agree.
    Most average punters dont take into consideration all the factors...the real entry costs & ongoing costs, as well as the exit costs...All they have been taught to focus on by the spruikers is that property values & rents only ever rise.
    I have met many mum & dad (naive) investors who would have been better sticking their money in a nice warm Term Deposit.
    In general, most would be property investors are not that astute & rely on others to give them cheap advise & this is normally by way of a Property sales person who is relying on a fat commission from the sale.
