Budget urges retirees out of oversized homes

In an effort to encourage NSW retirees to downsize and buy new homes, the NSW Government is offering extensive savings.

The NSW budget includes zero stamp duty for seniors buying new homes under $600k and up to $22,490 in savings for downsizing over-65s.

The discount applies to purchases of newly constructed houses and units, off-the-plan acquisitions, and house and land packages.

Other homebuyers aren’t left out of the budget. NSW is also offering zero stamp duty to those borrowers, but only for off-the-plan purchase or house and land packages costing less than $600k.

There is also a 25% stamp duty cut for homebuyers if construction is already underway.

Property accountants Chan & Naylor credit the budget bonuses to the resurgent property market.

“NSW Government coffers have been saved by the buoyant property market and strong payroll tax revenue,” said Sal Carrero, Chief Executive, Chan & Naylor.

“This budget again demonstrates that a strong property and construction sector is critical to the financial health of this state.”

Another manipulation of the property market. Watch prices in this sector go up - the vested interests of finaciers nad real estate will just love it.

Why is this market so manipulated by Govt. KRudd and the state govts. manipulated the FHOG market just recently, but obviously thatw asn''t enough in NSW or Victoria.

What a load of CRAP.

In most cases if a senior wants to downgrade to a house/unit worth less than $600k, their current property would be worth $800k or more.
There is a net gain of $200k+ cash in hand. Guess what happens to the Aged Pension - it''s reduced, or in some cases under the assets test, completely lost.
Why doesn''t this Govt and others understand the remification of their policy in other areas.

50sq, home on 120 acres,up in the northerntablelands,where I chose to get lost, trouble is now,its so peacefully tucked away, no one can find me,on the net, to buy it,the house cost nearly $800000 to build 7 yrs ago,and I must get my money back,any ideas ???,please phone 0267334674
