When it comes to commercial property development finance, leading non-bank lender Trilogy Funds’ purpose is to deliver better by assisting brokers with personalised and tailored finance solutions for their developer clients Australia-wide.

With Trilogy Funds, your clients could secure a loan fit for their development for projects across the residential, commercial, industrial, and retail property sectors.

With over 20 years of specialist property finance experience, the team at Trilogy Funds knows what it takes to make your clients' projects successful.

Helping developers navigate the current property market

In changing property and financial markets, tailored finance solutions from specialists in construction lending play an important part in the success of a project.

Like many brokers and developers, one Brisbane-based developer was searching for a finance solution that best suited the characteristics of his project.

Considering the sector, market conditions and project merit, Trilogy Funds worked with the developer to deliver loan terms that could set the project up to succeed.

"From the outset, the Trilogy Funds lending team implemented a highly professional, diligent and structured process resulting in a mutually successful transaction that far exceeded our expectations,” the project client said.

The approved loan was ~$4.69 million for a 12-month loan term. Now complete, the project is a prime medical asset with high exposure in the inner-city suburb of Hendra, Brisbane, Queensland. The building will hold two tenancies, including a well-known general practitioner brand anchored at the beginning of the loan term.

“The team displayed an unrivalled degree of competence, control and most importantly - maintained the full confidence of us as customers,” the project client said.

“In the 35 years of being in business, I have never witnessed a more professional and results-based approach by a financial institution."

How value is added throughout the life of the loan

From loan application to initial terms and settlement, and ongoing management of the loan, the Trilogy Funds lending team has a vested interest in the project at hand.

With a strong belief in supporting developers with quality projects, Trilogy Funds focuses less on pre-sales and more on a holistic outlook, considering the following:

  • Property development experience
  • Project merit
  • Risk mitigants
  • Project gearing
  • Borrower group’s financial strength.

Once you submit a loan application, a designated portfolio manager will be assigned to review the proposal. During this stage, your client’s portfolio manager will perform thorough due diligence and feasibility assessments.

From there, the portfolio manager will develop loan terms that are tailored to the project merits and risk profile, with the best possible project outcome in mind. These loan terms will include indicative pricing, the maximum Loan to Value Ratio (LVR), cashflow forecasts, and loan repayment options.

Knowing that time is of the essence for you and your clients, an indicative response to the proposal will typically be provided within 48 hours thanks to funds being readily available.

Once the indicative terms are accepted and a commitment fee is paid, the loan will be reviewed by the Trilogy Funds lending committee. If all is in order, a formal letter of offer will be issued, progressing to loan settlement and regular drawdowns made during the life of the loan.

Throughout this process, you can trust that your client’s portfolio manager has the experience and dedication to guide and support where needed.

Trilogy Funds’ head of lending and property assets Clinton Arentz explains that, “Such a high level of involvement means the team can proactively identify, monitor, and address project management needs, supply chain trends, or changes in the market,” he said.

“It’s a level of service and commitment that we believe separates us from other lenders,” he said.
