    Non Banks are the way to go!
    Most Brokers have not realize this yet, but I am in broking for 15 years, and most of my old trails, and clients have gone due to major banks pilfering.
    Client is under impression you send them to a bank, so they are loyal to them, and they are then bombarded with all other offers, so bank refinance them and you lose trail.
    I know they should not do that, butt they are notorious for it.
    Non banks offer much better deals for clients, and are safer for brokers!
