As property prices continue to climb across Australia, a new PropTrack analysis has revealed a “sweet spot” of 80 affordable suburbs where buyer interest is rising fast – with a catch.

Prices remain within reach.

These suburbs, with median house prices under $750,000, have seen a sharp rise in enquiries per listing, indicating heightened buyer intent. This includes actions like requesting inspections or contacting agents – often a leading indicator of future price growth.

While cities like Sydney and Brisbane are pricing out many buyers, Melbourne is re-emerging as a hotspot, offering more affordable entry points. 

Nearly half of the high-demand suburbs under $750,000 are located in Melbourne, especially across its northern and western outer-ring suburbs like Broadmeadows, Coolaroo, Melton West, and Frankston North.

Regional areas are also gaining traction. NSW’s Riverina region, including Wagga Wagga, Albury, and Griffith, has shown explosive growth in buyer interest due to affordability, strong rental yields, and local employment hubs in agriculture and manufacturing.

Meanwhile, suburbs in Darwin and Hobart are quietly gaining popularity as investors and first-home buyers seek cheaper alternatives to larger capitals. Properties in Darwin’s Karama, Wulagi, Gunn, and Zuccoli are seeing rapid interest, with agents reporting faster offers from investors who expect values to rise in the coming months.

The bottom line: serious buyers are acting fast before demand drives prices up.
