Perth’s property market recorded a solid lift in activity last week, with 887 transactions finalised for the week ending 21 September 2025, according to REIWA’s weekly snapshot. 

This was 13.9% higher than the previous week, as sales momentum picked up across multiple segments.

House sales rose 7.7%, unit sales increased 8.3%, and land sales surged 67.1% compared to the week prior.

The top five suburbs for sales were Maylands (15), Perth (14), Balga (13), East Perth (13) and Rockingham (13). South Perth recorded the highest sale price of the week at $2,950,000, while Furnissdale posted the lowest at $289,000.

Perth’s property market is gaining from Western Australia’s population growth, with regional WA attracting 127 arrivals for every 100 departures in 2024-25, according to a recent Muval report. Agents say the surge is driving infrastructure growth and lifting housing demand in Perth.

This trend is not limited to the capital. REIWA president Suzanne Brown added that “regional areas have also attracted attention,” with investors shifting focus thanks to sharp rent gains, double-digit yields and relatively affordable prices in centres such as Karratha, Broome, and Geraldton.

Listings continue to tighten

At the end of last week, there were 2,929 properties listed for sale in Perth, down 0.4% on the week prior.

That figure is 6.9% lower than a month ago and almost 27% lower than the same time last year, underlining ongoing supply pressures, REIWA reported.

Despite Perth’s comparative affordability – with a median dwelling value of $841,928, ranking sixth nationally – competition remains fierce. Listings fell to a record low in August, and homes are selling quickly, with houses taking just 10 days on the market and units nine.

Rental listings edge down

In the rental market, REIWA members reported 2,121 properties available for rent, 1.3% fewer than the week before. This figure is 5.1% lower than four weeks ago but 4.4% higher than the same period last year.

The busiest suburbs for rental activity were Baldivis (29), East Perth (20), Perth (17), Maylands (15) and Alkimos (14).

REIWA members recorded 674 properties leased last week, down 3.4% from the week prior and 7.7% lower than four weeks ago. Compared to a year earlier, however, leasing activity was up 7.7%.
