Australia records 1,162 new projects in August while activity drops 8.2%

Australia’s construction pipeline showed signs of slowing in August, with 1,162 new projects identified nationally, 8.2% fewer than July, while commencements also fell 11.6% to 152 projects. 

Despite the monthly declines, Cordell data indicates activity over the three months to August rose 7.5% compared with the previous quarter.

Over the past 12 months, project numbers were 6.6% lower than the year to August 2024. The estimated value of new projects in August stood at $5.9bn, a 13.3% fall from the previous month. Projects moving into the construction phase during the month were valued at $2bn. Over the year to August, commencements were 9.8% lower than the prior 12-month period.

New South Wales

Palm Lake Works has submitted plans for a $147m residential estate at Old Bar covering 11 hectares and delivering 204 dwellings. Landcom and Orange City Council are working on the $62m Redmond Place Precinct subdivision, creating 164 lots and new infrastructure. Gazcorp has filed a $35.17m application for an industrial facility at Horsley Park, while Mascot Oval is set for a $27.15m redevelopment. In Tweed Heads, a $25.5m nine-storey residential project will provide 11 apartments and amenities.

Queensland

Griffith University is proceeding with a $500m Early Childhood Education and Care Centre at its Logan Campus. Flagstone is the site of a proposed $60m mixed-use development. Manos Projects has received conditional approval for a $50m retirement and aged care precinct in North Booval. Ingenia Communities has plans for a $50m residential project in Rochedale, while Sherlock Construction Homes has lodged a $50m townhouse development in Caboolture.

Victoria

The $50m Virginia Hill Dwellings in Eaglehawk will deliver 129 homes by 2028. A $36m Alcohol and Other Drugs Residential Facility is scheduled for Merbein. Central Queensland University is relocating its Melbourne campus to Docklands through a $17.5m refurbishment. In Langwarrin, a $17.15m residential project will provide 49 homes. Kolorer College at Cobblebank, valued at $7.2m, is under construction for a 2026 opening.

Other states and territories

In South Australia, projects include a $42.8m residential park in Goolwa North and a $12m mixed-use scheme in Aldinga Beach. Western Australia has approved the $45m Gap Ridge Homemaker Centre in Karratha and a $40m Secure Extended Care Unit in Bentley. Tasmania has housing and digital infrastructure projects worth $38m, while the Northern Territory has a $12m residential development at Berrimah. In the ACT, Belconnen is set for a $147.7m mixed-use project and a $50m aquatic centre.

Mining

Work continues on gas and iron ore projects in Queensland and Western Australia, including the West Pilbara Iron Ore Project supported by Baosteel, POSCO, AMCI, and Mineral Resources.
