La Trobe Financial has launched SMSF Fast Refi, a streamlined refinancing pathway that allows brokers to bypass traditional serviceability calculator assessments for eligible self-managed super fund borrowers.
The new approach instead relies on a borrower's demonstrated repayment history on their existing loan, provided the refinance results in a lower monthly repayment.
The move comes as the SMSF lending market undergoes significant change, with recent legislative reforms limiting new residential SMSF borrowing and prompting many existing borrowers to reconsider their funding arrangements. The residential LRBA ban takes effect on 10 August— though existing loans are grandfathered and refinancing remains available, giving lenders like La Trobe room to compete for that existing book.
Against that backdrop, La Trobe Financial chief lending officer Cory Bannister (pictured) said the pathway was designed with this exact scenario in mind.
"Many SMSF borrowers have a strong track record of meeting their loan commitments but are finding their refinancing options increasingly limited,” Bannister said. “SMSF Fast Refi recognises that demonstrated repayment conduct is a powerful indicator of affordability. By simplifying the assessment process for eligible borrowers, we're helping brokers deliver faster, more efficient refinancing solutions that can improve their clients' monthly cash flow."
The pathway applies to dollar-for-dollar refinances, including eligible exit and establishment costs, for loans up to 80% LVR against residential or commercial security anywhere in Australia.
Eligible borrowers must be corporate trustee SMSFs with an existing loan held with an approved lender for at least 12 months and a clean payment history, and the new repayment must be demonstrably lower than their current commitment. Loan terms can run up to 30 years or match the existing term.
Bannister said the reduced documentation and faster turnaround times were designed specifically around brokers' feedback.
"Our focus is on removing unnecessary complexity while maintaining prudent lending standards. This initiative gives brokers another practical tool to support SMSF clients seeking a better lending outcome," he said.
Bannister said the solution was shaped directly by broker demand for practical refinancing tools.
"Brokers have told us they need practical solutions for existing SMSF borrowers who are managing their loans well but want access to more competitive repayment structures. SMSF Fast Refi provides a straightforward pathway to help achieve that," he said.
SMSF Fast Refi is available immediately through La Trobe Financial's standard application channels, supported by the lender's client partnerships team.
