South Australia’s housing pipeline is strengthening, with the Malinauskas Labor government pointing to another year-on-year jump in approvals as proof its housing policies are working.
According to the latest ABS building approvals data, approvals for all dwellings in November 2025 were up 15.4% on November 2024.
Over the year to November 2025, total approvals rose 23.7% – from 12,176 to 15,059 – while month-on-month approvals edged 1% higher to 1,281 homes, up from 1,268 in October.
PropTrack figures reveal Adelaide’s median unit value jumped 14.1% in the year to December 2025 to $680,000, outpacing a 12.5% rise in the median house price to $983,000, while in regional South Australia unit prices climbed 14.6% to $462,000 compared with an 11.5% gain for houses to $493,000.

The Malinauskas government has also pledged that, if re-elected, it will create a $500 million pre-sale guarantee fund to unlock more apartment developments in the CBD and further accelerate the delivery of new homes.
Nick Champion (pictured), housing and urban development minister, said the data confirms the state’s build program is gaining momentum.
“More homes are being built for South Australians than ever before and that is as a direct result of our government’s investment in housing,” Champion said in a government announcement.
“The latest ABS data proves you don’t need to take our word for it – it proves that what we are doing to increase housing supply is working.”
Champion added that “there is range of industry groups, like the Housing Industry Association and the Business Council of Australia backing our government as national leaders in housing policy,” and pledged: “We won’t let this momentum wane – we will continue to do everything we can to continue to increase housing supply.”
