Non-bank lender MA Money has added Near Prime options to its self-managed superannuation fund (SMSF) lending range, opening residential and commercial SMSF finance to borrowers with arrears, credit impairments, or a discharged bankruptcy.

The products are available from today, 2 November 2026. They cover the refinance of existing residential properties held in an SMSF, and the purchase or refinance of commercial properties through a fund, with loans of up to $5 million for residential and $8 million for commercial properties.

The residential option is limited to refinancing, in line with the limited recourse borrowing changes that took effect on 10 August. Under those changes, new borrowing arrangements can only be used to buy real property if it is business real property, while existing residential loans can still be refinanced.

Who the new loans are for

MA Money head of lending Stephen Begnell (pictured left) said the Near Prime range is aimed at clients who fall outside traditional lending criteria. The lender will consider a range of credit histories, including borrowers who have been in arrears on a mortgage.

“Our expanded offering reflects the diverse SMSF lending scenarios brokers are managing,” Begnell said.

He said SMSF loans can involve complex borrowing structures and property requirements, making access to a broader range of options important.

National sales manager Tim Lemon (pictured right) said brokers are encountering a wide range of SMSF cases, and not every client fits traditional criteria.

“It’s about helping brokers find solutions for clients who may have previously had limited options,” Lemon said.

The launch widens the options for SMSF clients at a time when brokers are turning to non-banks for clients who fail serviceability.

Prime pricing for SMSF refinances

Alongside the Near Prime launch, MA Money is promoting its Prime SMSF residential refinance pricing. Rates start from 7.34% a year, with a comparison rate of 7.37% a year*, for eligible loans at a loan-to-value ratio (LVR) of up to 70% and loan sizes up to $5 million.

Lemon said the pricing gives brokers a reason to review clients’ existing SMSF residential loans and check whether a refinance would better suit their needs. MA Money is offering dedicated business development manager support and conditional approval in as little as 48 hours.

*The comparison rate is based on a secured residential home loan amount of $150,000 over a loan term of 25 years. WARNING: This comparison rate applies only to the example or examples given. Different amounts and terms will result in different comparison rates. Costs such as redraw fees or early repayment fees, and cost savings such as fee waivers, are not included in the comparison rate but may influence the cost of the loan.
